Is there any initiation fee to become a member of the Homeowner's Association (HOA)?No What are the HOA dues ?Currently they are $250/month and there is little expectation they will rise anytime soon. Although there are costs associated with all of the protected land (trail maintenance, property taxes), maintaining the quality of the lakes and the fishing, road maintenance, keeping the Village Green in great shape, the utilities of the barn and the barn apartment, etc), keeping Long Branch in its natural state is the goal. We like people to compare HOA fees seen at golf course communities as well as condominium or town home developments, and feel that our dues are extremely reasonable. In addition, it is the HOA itself that sets the dues structure. Are there size limitations to homes ?No. There are design and building restrictions (see "Documents") and a process to have building plans approved, all for the purpose of assuring all homeowners that homes not appropriate for this rustic setting will not be built. The homes currently located at Long Branch are testimonies to the diligence with which this commitment is kept. However, there are no minimum or maximum sizes, but the Architectural Review Committee (ARC) could determine that certain house plans were too large for the particular setting. Can I keep a horse in the barn ?Yes. Every homeowner has the right to stable a horse, and if there are not too many horses on site, may be able to house more. Since stalls are limited, stall occupancy is on a first come, first served basis. Many of the lots have private pasture room and these lot owners can have more than one horse if they so desire, provided the pastures and fencing are kept up to certain standards. Is there an added cost to having a horse at Long Branch ?The standard HOA dues cover some of the costs of maintaining the pastures, fencing, barn, and riding ring, but obviously having horses utilize these facilities incurs additional expenses. A Committee of horse owners, who are of course Homeowners, establishes a fee for any additional costs brought on by the horses. Can non-lot owners stable horses at Long Branch?Whereas this was once the case, the homeowners felt that so many "outsiders" keeping horses at Long Branch, while nice for having so many fun visitors, put undue pressure on the equestrian facilities. Therefore, to stable a horse at Long Branch, you must be a lot owner. As a lot owner, can I have guests use the trails, ride, swim, fish and all of the other activities at my fingertips at Long Branch?Guests are welcome! However, it is much like a private golf club where the member must be present. |
